Range serves as Town Architect for Markham Hill, a conservation neighborhood development in Fayetteville that demonstrates how traditional neighborhood design can balance growth with environmental stewardship. Working with Specialized Real Estate Group, Range is guiding the comprehensive planning and architectural standards for this 144-acre community.
The project's defining feature is its commitment to permanently preserve at least 50% of the property through conservation easements, including forested hillsides, parks, meadows, and walking trails. This conservation-first approach creates a neighborhood surrounded by nature while remaining centrally located in the city.
Range's role encompasses establishing neighborhood design standards through a comprehensive pattern book, architectural guidelines, and implementation strategies that create cohesive community character while coordinating interior design elements across home types. Working alongside two specialized master planning firms, Range coordinated integrated entitlements and comprehensive site grading to ensure seamless project delivery. The design precedents and floor plans establish a consistent architectural vocabulary rooted in timeless residential forms while allowing for individual expression within each home.
As Town Architect, Range developed comprehensive neighborhood construction specifications covering everything from building materials and color palettes to individual home landscape design and planting plans, ensuring consistent quality across all development phases. The entitlement process was strategically integrated with master planning efforts, streamlining approvals while maintaining the conservation mission. Focus group studies informed design decisions to ensure the community serves diverse household needs while maintaining the conservation mission.
The clustered development pattern allows homes to be grouped together on smaller lots, maximizing preserved open space while creating walkable neighborhoods with strong social connections. Streets, trails, and common areas are designed to encourage interaction between residents while providing access to the preserved natural areas.
Range's comprehensive approach includes pre-sale marketing materials, detailed specification documents, and ongoing design review processes that ensure each phase maintains the community's conservation values and design excellence throughout the multi-year development timeline.
