Description

Range designed this mixed-use building to address one of downtown Fayetteville's most challenging sites, bordered by railroad tracks, an electrical substation, and varied urban contexts. Rather than seeing these constraints as limitations, the design uses them to organize the building's program strategically.

The north facade takes its place among existing low-rise masonry buildings, maintaining the traditional street wall while emphasizing the pedestrian entry and ground-floor retail. The building's massing responds logically to site conditions: parking is positioned adjacent to the electrical substation and concealed behind a two-story liner building, while the west facade opens toward distant views of the University of Arkansas.

A central courtyard carved from the building's interior creates an urban oasis at the heart of the block, providing respite from the industrial surroundings. The architectural expression evolves vertically—massive exterior walls at street level give way to lighter structural members and expansive windows on upper floors, capturing mountain and campus views while maintaining appropriate scale at the pedestrian level.

The result demonstrates how thoughtful design can transform difficult urban sites into valuable community assets, creating quality housing and retail space while respecting both immediate context and broader urban relationships.
