Range designed and developed this pioneering mixed-use neighborhood that transforms a single oversized parcel into 28 diverse housing units through strategic zoning reform. Working with Fayetteville officials, Range successfully rezoned the site from 10,000 square foot minimum lots to downtown zoning, enabling lots as small as 1,500 square feet.
The comprehensive master plan includes nine cottages, two ADUs, twelve townhomes, and a corner retail building with apartments above. Range's approach maximizes diversity of housing types to serve different household sizes and income levels—from 500 square foot cottages to larger family homes, with two units meeting federal affordability standards without subsidy.
The hillside site's challenging topography became an asset through terraced design and innovative stormwater management. Native gravel yards reduce maintenance while providing stormwater filtration, and custom street sections optimize walkability through continuous sidewalks, native Overcup Oak street trees, and front porches positioned to encourage neighbor interaction.
Range's self-development approach enabled meticulous attention to every detail—architecture, gardens, site planning, and interiors designed for constructability, marketability, and long-term durability. The project required extensive community engagement, including pop-up petting zoos and workshops to build support for dramatic zoning changes.
By using fee-simple platted lots rather than condominium structures, buyers access conventional mortgages while the incremental development approach spread financial risk over eight years. The project demonstrates how thoughtful zoning reform and comprehensive design create naturally affordable neighborhoods that strengthen rather than compromise community character.
