The development features two attached 912-square-foot units in a modified "Boomerang" configuration facing NW B Street, plus a rear accessory dwelling unit conceived around a salvaged door from University of Arkansas campus renovations.

The project exemplifies Range's approach to community-centered design by preserving mature existing trees—Pecan, Hackberry, and Tulip Poplar—while maximizing density through creative site planning and sophisticated architectural detailing. Each unit features "petite luxury" design elements including 12-inch-thick exterior walls with superior insulation, deep window sills, high-quality traditional finishes, and brick veneer exterior that harmonizes with Bentonville's historic neighborhood character.

Range navigated complex zoning variances, creative property line adjustments, and innovative setback solutions to achieve a walkable development that maintains connection to downtown Bentonville.
